1 Maintenance Management
Plan, schedule, and supervise preventive and corrective maintenance activities across all facility systems (HVAC, electrical, plumbing, civil).
Ensure all maintenance works are completed in compliance with relevant codes, regulations, and safety standards.
Develop and manage maintenance budgets and allocate resources effectively.
2. Technical Oversight
Supervise the operation, repair, and maintenance of HVAC systems, including chillers, AHUs, and ventilation.
Manage electrical systems including power distribution, lighting, backup generators, and UPS.
Oversee fire safety systems such as fire alarms, sprinkler systems, fire extinguishers, and emergency exits.
Monitor and maintain building civil infrastructure including masonry, carpentry, roofing, and painting.
Manage installation and upkeep of Furniture, Fixtures, and Equipment (FFE), ensuring functionality and aesthetics.
3. Vendor & Contractor Management
Select, negotiate, and manage contracts with vendors and service providers for maintenance and repair services.
Monitor contractor performance to ensure timely delivery and quality standards are met.
4. Health, Safety, and Compliance
Ensure compliance with all local regulations, building codes, and health & safety standards.
Conduct regular safety audits and risk assessments; implement corrective actions where needed.
Maintain documentation for audits, permits, and inspections.
5. Team Leadership & Training
Lead and mentor a team of technicians and maintenance staff.
Organize training and development programs to ensure staff competency in technical and safety areas.
Assign daily tasks, monitor work quality, and evaluate performance.
6. Facility Operations Support
Monitor building automation systems (BMS) and ensure efficient energy management.
Coordinate with other departments (e.g., housekeeping, security, IT) to ensure smooth facility operations.
Develop SOPs and maintenance checklists for various systems and ensure adherence.
7. Emergency Response
Develop and implement emergency preparedness plans.
Serve as the point of contact for facility-related emergencies and coordinate appropriate responses.
8. Reporting & Documentation
Maintain accurate maintenance records, inventory of tools and equipment, and service logs.
Prepare periodic reports on maintenance performance, incident reports, and asset condition.
